Living in Capitola — A Renter's Guide

Capitola is California's oldest seaside resort and one of its smallest cities — three square miles, around 10,000 residents, with the beach at the bottom of nearly every street. Here's what it's actually like to rent here.

The vibe

Walkable, breezy, and a little bit summer-camp.

Capitola Village is the heart of it — pastel buildings around the wharf, the Esplanade running along the beach, and the kind of patio dining that turns into a long afternoon. Beyond the Village, the town climbs quickly. Within a few blocks you're in residential neighborhoods that still feel like a small coastal town, not a destination.

The pace is slower than Santa Cruz proper. Summers are busy with visitors, especially July and August, but the rest of the year Capitola operates more like the neighborhood it is — a tight-knit place where you'll recognize the regulars at Pizza My Heart, Mr. Toots, and Gayle's a few blocks over the Soquel line.

Mornings often start in fog and clear by mid-afternoon. The marine layer is a feature, not a bug. Renters who love being one minute from sand and don't mind a sweater in July tend to stay for years.

Who lives here

Capitola attracts working professionals who want coast access without committing to a Santa Cruz price tag, families drawn by the walkability and beach lifestyle, semi-retired residents who've been here for decades, and a steady share of second-home renters who split time between coast and a Bay Area base.

The renter demographic skews a little older and more settled than Santa Cruz proper. There's a meaningful college presence at Cabrillo nearby, but Capitola itself is mostly working adults and families — not party houses.

Getting around

Capitola is highly walkable in the Village and along 41st Avenue. For longer trips, Highway 1 connects you to Santa Cruz in 10 minutes and Aptos in another 5. Silicon Valley over Highway 17 runs 45-70 minutes depending on traffic and time of day. Cars are still the default — METRO bus service exists but doesn't carry most renters' daily routines.

Schools

Capitola is served primarily by the Soquel Union Elementary School District, with high schoolers attending Soquel High or Aptos High depending on address. These schools draw families specifically — and the consistency of demand keeps family-sized rentals leasing quickly.
