Living in Los Gatos — A Renter's Guide

Los Gatos is the kind of small town that doesn't feel small. Downtown Main Street, top-ranked schools, easy access to Silicon Valley, and the Santa Cruz Mountains starting at the south edge of town. Here's what to know before you sign a lease.

The vibe

Polished, walkable downtown — quiet residential everywhere else.

Old Town and the downtown core anchor the town's energy. Main Street runs a few short blocks of restaurants, wine bars, boutiques, and weekend foot traffic, with Town Plaza Park and Los Gatos Creek Trail right there. Step a few blocks off Main and the town goes immediately residential — leafy streets, well-kept homes, and the kind of quiet that's hard to find this close to a major metro.

The character of Los Gatos is a confident one. Families plant here for years, often for the schools. Empty-nesters downsize to the condos near downtown. Younger renters who could afford to live anywhere in the South Bay choose Los Gatos for the lifestyle.

Who lives here

A high-income, settled, school-focused renter base.

The Los Gatos rental market skews dual-income professional, often in tech and adjacent industries. Families with school-age kids are the largest single segment, particularly in the flat neighborhoods feeding Los Gatos High School. Executive relocations from Netflix, Roku, eBay, and the broader Silicon Valley employer base are another consistent presence. Downtown condos pull in a slightly younger crowd plus downsizers.

What you don't see much of: short-term party rentals or transient inventory. The town's regulations and the rental market both lean toward long, stable tenancies.

Getting around

Highway 17 runs through the east edge of town, connecting north to 280, 880, and downtown San Jose (15-25 minutes off-peak), and south over the hill to Santa Cruz (35-45 minutes off-peak). Apple, Google, Netflix's Los Gatos campus, and the broader Cupertino-Sunnyvale corridor are 15-30 minutes most days. Downtown is genuinely walkable; outside downtown, you'll drive most places.

Los Gatos schools consistently rank among California's strongest. The Los Gatos-Saratoga Union High School District anchors the secondary system, with Los Gatos High specifically a major rental-decision factor. Elementary districts (Los Gatos Union, Cambrian, and others depending on address) all carry strong reputations.
