Step by step

How to rent a Solaris property

Our process is designed to be transparent, fast, and fair. Here's exactly what to expect.

  1. Check out our available rentals to learn more about our open properties.
  2. Review the General Requirements & Information below.
  3. Drive by the property โ€” please don't disturb current residents.
  4. Email hello@solarispm.com for a showing. All prospective residents 18 and over must attend.
  5. After viewing, click "Apply for this Unit" on the property listing. Contact us if you can't apply online.
  6. Complete the Solaris application process (below).
  7. If approved, pay the security deposit by cashier's check or money order within 48 hours to secure the rental.
  8. Sign your lease within 5 days of acceptance.
  9. Before move-in: transfer utilities, submit renter's insurance, pay first month's rent, and complete the move-in walkthrough.

General requirements & information

Who needs to apply

Each person 18 years or older who plans to live in the property must complete the application process.

What you'll need

A completed Sol Property Management Rental Application, a credit and background screening, and a photo ID.

Income verification

W-2 employees: copies of your last 2 paystubs or your most recent W-2. Self-employed: most recent tax returns or last 2 bank statements.

Rental history

Verifiable history from your current and previous landlords. We reserve the right to decline tenancy if references can't be reached.

Pet & animal screening

Every applicant โ€” pet owner or not โ€” completes a free PetScreening profile to formalize policy acknowledgment.

Renter's insurance

All approved tenants must obtain renter's insurance from their provider of choice before move-in.

Application Process

What to expect, in order

  1. Complete the Solaris Property Management Rental Application and submit a photo ID.
  2. After review, you'll receive a separate email to complete the Credit & Background Check.
  3. Complete the check and pay the non-refundable $32 application fee.
  4. Every applicant completes the Pet Screening โ€” no charge if you have no pet or an assistance animal.
  5. Allow at least 2 business days for processing after all documentation is received. Multiple applications may be reviewed.
  6. You'll be notified whether your application is approved or denied. Approved-but-not-selected applications stay valid for 30 days against any of our other properties โ€” no extra fee.

Selection is based on credit history, rental references, proof of income, number and type of pets (if allowed), and move-in date.

Pet policy

A welcoming environment for everyone.

A welcoming environment is paramount to all of our residents. To make sure everyone understands our pet and animal policies, we use a third-party screening service โ€” and we require every applicant to complete a profile, whether or not you have a pet.

Household pets

If approved, a $250 charge per pet is added to your security deposit. Breed, weight, and number-of-pets policies vary by property.

Assistance animals

Service dogs: dogs individually trained to do work or perform tasks for an individual with a disability.
Support animals: trained or untrained animals that provide emotional support or therapeutic assistance.

Intentionally misrepresenting an animal as a service or support animal may be a criminal offense. Please understand your state's laws before proceeding.
